A Refresh is the right call when the layout works, the systems are sound, and what is tired is purely cosmetic: paint, lighting, hardware, soft furnishings, maybe a new backsplash, counter top or cupboard doors.
You are a Refresh candidate if you find yourself saying "I just need this to feel current" rather than "I need this to work differently." Think of it like redecorating.
The typical timeline you are looking at is 6-8 weeks.
Redesign: The Layout Mostly Works, But the Feel Is Wrong
A Redesign goes a layer deeper than a Refresh. The walls likely stay, but furniture plans, lighting design, storage solutions, and finishes get rethought as a whole, not patched piece by piece.
You are a Redesign candidate if individual elements of the home are fine on their own, but the space as a whole does not function or feel the way you need it to. Typical timelines range from 8-10 weeks, depending on the scope.
Renovate: Something Structural or Systemic Needs to Change
Most older homes in Greece have either been partially renovated, or require a renovation.
A proper Renovation is where plumbing, electrical, or layout changes enter the picture, without necessarily reshaping the home. Maybe a bathroom is being reconfigured or a kitchen is being relocated within the same general footprint. Trades are heavily involved, permits may be involved, and the timeline stretches accordingly.
You are a renovation candidate if the issues are not cosmetic and you want to completely update your kitchen and bathroom.
Remodel: The Property Becomes a Different Home
A full Remodel goes into structure, systems, and layout together: walls move or come down, rooms merge or split, and the property is reimagined rather than repaired. This is the level most full-home transformations in Athens, the Riviera, and the Peloponnese fall into, and it carries the longest runway, typically 3 to 6 months, for good reason.
Remodels require full building permits, submissions of plans from a civil engineer, and a more detailed design process.
You are a Remodel candidate if your answer to "should we just start over with the layout" is yes.

The mistake we see most often is buyers assuming they need a full Remodel when a Redesign would solve the real problem, or assuming a Refresh will fix something that is actually a Renovate-level systems issue underneath the paint and behind the walls.

The biggest factor is permitting. A small scale construction permit takes about week through Greece’s new electronic application systems, but full building permits can take much longer. The estimate is 4-8 weeks however, Greece being Greece, it can take longer.
